Inital consultation

After our meeting we will send you a questionnaire and request some documents. 

Research & negotiation

Once we have the documents we will find the lender which best matches your unique situation. We will then negotiate an interest rate. 

Proposal

Once we have all the particulars established with the lender we will then draft a proposal to you. This will contain all the key information like rates, fees charges, repayments etc..

Application

Once you sign off on the proposal we then submit the application to the bank and get your approval.

Approval & settlement

Once the loan is approved the settlement process will begin. After that its merely a matter of signing the offer contract & waiting for the settlement day

Not necessarily. Like all things it depends on your situation. Some clients, typically those who are full time employed earning a wage can often be placed the big 4 or smaller banks. This means they usually qualify for the same interest rate as people in Australia. 


For clients with more complex financial situations we do offer non-bank options who can look very favorably on foreign income sources, for a slightly higher rate.


Yes. The way banks look at expat clients varies from lender to lender. While there are always hurdles to jump through, some certainly look at expats more favorably than others.


In short, there are very minimal restrictions on the type of loans an expat can take out. Whether it be an owner occupier or investment loan. 


Further to that there are few restrictions on the type of property so its possible to purchase an apartment, house, holiday home, beach house etc.. 


Most lenders look less favorably on construction loans, and loans with a cash out component. So while still possible, these last items can be restricted.


It is not a firm requirement, however it is recommended. 


During the process you may be required to attend your nearest Australian Consulate to sign the mortgage documents after your loan is approved. 


Someone with a power of attorney can do this on your behalf, saving you the trouble. 


This is only applicable to some states like WA and QLD, as some states now allow for mortgage documents to be signed digitally
